□ Residential exhibition (“Exhibition for Great House to Live in and Village of Dream”) that will be displaying a wide range of sample houses to which the recent construction concept of the timber pastoral houses through a diverse construction technology will be held at the Bukhan Riverside. The “Bukhan River Dongyeonjae,” which the Gyeonggi Urban Innovation Corporation is establishing as a joint development project with private sector participation for the first time in Korea, will be introducing the 4 model houses constructed in traditional North American timber structure with semi-passive house construction technique to the public through the residential exhibition during April 1120.

 

o For the “Bukhan River Dongyeonjae,” which is the largest timber pastoral residential complex (with 141 houses) in Korea jointly established by a public company and private sector in order to present an alternative to the high-rise apartment-oriented residential culture of Korea, the Gyeonggi Urban Innovation Corporation will be in charge of development of the land and establishment of urban infrastructure, and Dream Site Korea Co., Ltd will be in charge of construction and sales of the residences. In addition, the level of construction of the houses has been elevated a level through the construction supervision by the Canadian technicians in accordance with the agreement for technology cooperation with the Canada Wood (Canadian Timber Industry Council). In particular, highly air-tight insulation materials that is four times denser than the ordinary insulation materials used in timber residences is used for the first time in Korea. Moreover, 3-layered glass system windows are used for all the windows, thereby reducing the cost of heating and cooling to less than 50% of that for apartment unit with a similar floor area.

 

o Most of the pastoral residence complexes are small in scale with less than 30 houses and are developed by small to medium sized construction companies. Accordingly, it is quite rare that model houses are constructed and exhibited to the public in advance as in the case of apartment. In particular, the values of the detached houses can be illustrated only when the model houses are combined with the surrounding landscape and have to be constructed on the actual site, thereby requiring completion of the infrastructures for such exhibition of the model houses. Therefore, most of the developers relied on the artists’ view and promotional materials for the sales of the houses. Public exhibition of 4 units of sample houses is very rare and would enable the prospective consumers to view the recent construction trends at a glance at a single location without having to visit several different construction project sites.

 

□ The “Bukhan River Dongyeonjae” in Dalgeon, Gapyeong is situated 1.5km from the Gapyeong Station of the Gyeongchun Rail Line, a 15-minute walk, and can be reached in 55 minutes from the Yongsan Station and 40 minutes from the Cheongryangri Station by using ITX. It is also surrounded by outstanding natural environment such as Nami Island, Jara Island and Ehwawon that can be reached on foot. In addition, bicycle trail and promenade along the Bukhan Riverside is only 300m away.

 

o The floor areas of the residences (for dedicated use) are categorized into 62.5 m275.4 m2 range with land area (registered land area) in the range of 138m2236 m2. The sales prices range from mid-200 million Won to a low 400 million Won. Through the provision of service areas including expansion of the balcony and attic in the floor area range of 10.7 m226.9 m2, thereby expanding the actual floor area that can be used to 85.5 m2101.8 m2, which is the floor area level of mid-sized apartments. Moreover, the outside deck and 2nd floor terrace with the floor area range of 6.8m220.5m2 are provided additionally.

 

o In particular, the complex is equipped with a community center at the level of a club house that can house retail outlets such as brunch bar and convenience stores, as well as a guest house and multi-room that would enable the residence to conveniently hold family events at a low cost.

 

□ Jung, Dong Seon, the Director of the Residential Projects Division of the Gyeonggi Urban Innovation Corporation, explained the background of the project by stating that, “it is significant in that environment-friendly pastoral residential complex with new concept by upgrading the existing pastoral residences through maximal utilization of the public functions of the Corporation is being established.”

The Gyeonggi Urban Innovation Corporation and the cities and municipalities of the Gyeonggi Province held field meetings of the vice-mayors of the cities and municipalities of the Province on March 37 in Gwangju, Gyeonggi Province to pursue full-scale discussions on the means of cooperation for the compensation works in earnest.

 

This meeting, led by the deputy director of the Administration Division 1, was held at the Hyanglimwon in Gonjiam, Gwangju City with participation of 31 vice-mayors of the cities and municipalities of the Province. Shin, Seok Chul, the Executive Director of the Gyeonggi Urban Innovation Corporation, introduced the abundant experiences and manpower of the Corporation in making compensations and requested the cities and municipalities to consign their compensation works at the time of pursuit of their policy projects.

 

The compensation consignment project refers to the business in which the project operator consigns the compensation works to an organization specializing in compensation designated in accordance with the Article 43 of the Implementation Act of the “Law on acquisition and compensation for the land to be used for public-interest projects” (“Land Compensation Law” in short), which will execute the said compensation works on behalf of the project operator. The Gyeonggi Urban Innovation Corporation was designated as a compensation specialist organization in 2012. The Corporation had more than 60 specialist manpower in the area of compensation with the experience of having executed compensations for total land area of 49.708 million m2, valued at approximately 13.4 trillion Won.

 

The Corporation, since its designation as a compensation specialist organization, has been holding compensation workshop by inviting the personnel in charge of compensation works within the Province to share the know-how it has accumulated. Professional lectures by inviting experts in compensation and discussions of the mutual experiences are executed through holding of the workshop, thereby winning high level of affirmative responses from the participants

□ Gyeonggi Urban Innovation Corporation is planning to redistribute work complex lot D3 Block within Gwanggyo Housing Site Development District (1021 Bun-ji, Ha-dong, Suwon City).

 

□ D3 Block is the only work complex site within Gwanggyo New City and work related facilities as well as residential․commercial facilities may be established together. D3 Block comprises of an area of 50,957.3㎡, the building-to-land ratio is 60%, floor area ratio is 270% (Residential sector:243%), average distribution size per household is 132.23㎡ and not only 936 households can move in but also it is located in the heart of the Gwanggyo Lake Garden thus it prides in its scenic landscape.

 

□ Gwanggyo New City D3 Block entered into contract in February 2012 for implementation but due to the Developer’s circumstances, on February 7, the Site Return Rights was exercised and the contract was terminated. Following such, an appraisal and assessment will be carried out in February and this lot is bound to find its new owner through a competitive bidding.

 

□ Considering the outstanding locational conditions of Gwanggyo New City, it is expected to attract the interest of local construction conglomerates facing difficulties in discovering proposed sites of massive projects.

□ Gyeonggi Urban Innovation Corporation announced on the 17th that the Corporation will be supplying a total of 914 units of rental houses in 2014, which is an increase of 38% from the previous year, in order to stabilize the residences of low-income families.

 

o Types of the residences being supplied include: 130 units of the rental houses by purchasing existing multi-household residential complexes and supplying them to the recipients of basic living benefits and the single-parent family subjected to social protection at the rental rate equivalent to approximately 30% of the surrounding market rate; 600 units of long-term lease units of the existing houses by providing financial support of up to 71.25 million Won towards the long-term lease deposit if the applicant searches and applies for the housing unit the applicant wishes to live in; and 184 units of reconstructed rental houses to be supplied as long-term lease at the lease deposit rate equivalent to 80% of the market rate in the surrounding area by purchasing the rental house generated from residential reconstruction projects.

 

o Diverse range of the rental types are offered in order for the applicant to select the rental method and the rate that is appropriate for their situations as well as to increase the level of satisfaction of the occupants in their residence from the selection of the residence to stability in their residential life after their occupancy.

 

□ According to the Gyeonggi Urban Innovation Corporation, it would be possible to commence the supply the rental houses by purchasing the existing residences in the first half of the year after having undergone the due processes of public announcement of the purchases and supplies following the approval of the plan by the Ministry of Land, Infrastructure and Transport in February. ○ The gold, silver and bronze prize winners attended the ceremony, where Yong Gon Kim’s “Beautiful Night,” was awarded the gold prize, while “Beauty of Nature (Cheon Il Yu) and “Family (Young Hwan Park)” won silver prize, and “There’s Our Home” (Hyo Ja Lee), “Sunset at Gwanggyo” (Bok Seok Kim)” and “Mists of Lake Shindae” (Chang Won Kwon) were honored with the bronze prize.

□ The ‘Gwanggyo New Town Photo Competition,’ held under the theme “The Four Seasons with Gwanggyo New Town” attaracted photo afficionados from all over the country, and 134 high-quality photo works taken in Gwanggyo New Town, including Mt.  The China Weihai City Government Delegation made a second visit on November 11 following the previous visit to Gwanggyo New City in October 22 and discussed about the signing of the MOU for the transfer of New City Development know-how of Gyeonggi Urban Innovation Corporation, technology and human exchangescooperation for the creation of the Korea-China Economic Special District in Weihai City. 

 

 

 On this day, briefing was made on Gwanggyo New City and Poseung District, a Yellow Sea Free Economic zone, both of which are being executed by the Gyeonggi Urban Innovation Corporation and in particular, the delegation showed keen interest in Poseung District which could act as a bridge for Chinese companies wishing to penetrate the Korean market. 

 

 

 The delegation first visited U-City Integrated operation Center equipped with Crime Prevention CCTV, Real Time Traffic System, Facilities Management System Control Center. The Water Management System Center in Gwanggyo New City’s Lake Park which is dedicated to real-time water management through electronic automated system was visited and the delegation was able to personally experience the promenade surrounding the Gwanggyo New City’s lake park, a huge attraction adored by the citizens. 

 

 Weihai City, located on the far east of the Shandong is the closest point to South Korea and by utilizing this geographical advantage, the “Korea-China Economic Cooperation Demonstration Region” will be formed. Ground-breaking support policies related to tax, loan, land rental and others have been forecasted to be executed. Discussions have also done for the measures on the signing of the MOU for the mutual exchangescooperation in the field of city development of Gyeonggi Urban Innovation Corporation and for the joint project, the “Korea-China Economic Cooperation Demonstration Area.”

 

 Park Seong Kwon, the director of City Development Head Office of Gyeonggi Urban Innovation Corporation revealed that in order to expand the range of foreign investment with the KoreaChina FTA agreement and to develop the economy into a higher level, incentives are being offered to various companies so through this visit, it is expected to contribute greatly to the human, physical exchanges as well as to the attraction of investment of Chinese companies into the industrial complex within Gyeonggi-do.
